Commercial Foundation & Structural Repair in Western North Carolina
Licensed North Carolina general contractor for underpinning, concrete lifting, structural repair, new construction piers, and carbon fiber reinforcement. Built to the engineer's spec and scheduled around your operations.
What We Do for Commercial Properties
Five service lines for property owners, managers, general contractors, and engineers across Asheville, Hendersonville, Waynesville, and the surrounding mountains.
Settling footings, cracked slabs, walls pulling apart. We underpin with helical or push piers, then lift the structure back toward level so the building stops moving and stays put.
Warehouse floors, loading docks, parking lots, sidewalks. Polyurethane injection lifts sunken slabs back into place in hours, with no demolition, no cure time, and almost no downtime.
Beams, columns, joists, and load-bearing walls in wood- and steel-framed commercial buildings. Rot, termite damage, undersized framing, and sagging floors rebuilt to code and to spec.
Helical piles for new commercial buildings, additions, and equipment pads on fill, slopes, or soft soil. Torque-verified capacity, no spoils, no cure time, installed on the GC's schedule.
Carbon fiber (CFRP) strengthening for concrete beams, columns, decks, and walls. Adds capacity and stops crack growth without adding weight, thickness, or weeks of closure.
Built for the People Who Manage Buildings
One call, one accountable contractor, and paperwork your ownership group and insurer will accept.
We sub in cleanly for underpinning, piles, slab work, or CFRP on your project and keep your schedule.
Bring the spec and we'll build to it. Torque logs, as-builts, and photos come back to you without asking.
Sidewalks, culverts, retaining walls, and facility structures. Documentation formatted for a public file.
Boards need a clear scope, a real number, and a timeline that works around services and sessions.
Due-diligence assessments before you close, and repairs priced honestly so the pro forma holds.
From First Call to Closed File
We walk the property with whoever manages it, shoot elevations, photograph everything, and identify the cause, not just the symptom. If it doesn't need fixing yet, that's what we'll say.
Scope built to the engineer's spec, with a real number, a schedule, and warranty terms spelled out. No line items that appear after mobilization.
Phased areas, off-hours or weekend windows when the business needs them, and a shoring plan that keeps occupied space safe while the work is in progress.
Torque or pressure logs for every pier, as-builts, before-and-after elevations, COI and W-9. Delivered without you having to chase it.
Why Commercial Clients in Western NC Call Us
Tenants stay open. Trucks keep loading. Services happen on Sunday. Phased work areas, off-hours windows, and a shoring plan for occupied space are part of the proposal, not something you have to negotiate after the fact.
Bring your own engineer or we'll coordinate one. Either way the work matches the drawing, and you get torque logs, as-builts, and photos for every pier, pile, or wrap without asking twice.
Helical and push piers. Polyurethane injection. Carbon fiber reinforcement. Steel and engineered lumber. Repairs that transfer load to something that holds, not patches that hide the problem until the next inspection.
Cut-and-fill lots, steep grade, wet clay, water moving through the hillside. Most commercial ground in Western North Carolina is difficult ground, and our methods are chosen for it rather than adapted to it.
WNC Structural Repair is licensed and insured in North Carolina and answers its own phone. The people who scope the job are the people responsible for the work, not a franchise call center dispatching whoever is available.
If it doesn't need fixing yet, we'll say so. If replacement is honestly cheaper than repair, we'll say that too. Proposals carry a real number, a schedule, and warranty terms, and the number on the proposal is the number on the invoice.
Commercial FAQ
Do we need an engineer involved?
Often, yes. Anything that changes a load path, requires a permit, or involves an occupied commercial building usually needs an engineer's spec, and some owners and insurers require it regardless. If you already have one, we build to their drawing. If you don't, we can coordinate one. Either way you get documentation of what was installed and how.
How much downtime should we plan for?
Less than you'd expect for most of it. Polyurethane slab lifting is back in service the same day. Pier installation can proceed while a building stays occupied, with the work area cordoned and phased. Structural repairs inside occupied space get a shoring plan that spells out where people can and can't be during each phase. We'll give you a realistic schedule in the proposal, and if a job genuinely needs a closure, we'll say so up front.
Can you provide a COI, W-9, and license documentation for our vendor file?
Yes. Certificate of insurance, W-9, and license information are available on request before any work starts, and we'll name your entity as certificate holder or additional insured when your contract requires it.
Do you work for property managers and general contractors, or only owners?
All three. We're comfortable as a subcontractor on a larger project, as the prime on a standalone repair, or as the vendor a property manager calls for a portfolio of buildings. The paperwork and the schedule discipline are the same either way.
What size projects do you take on?
From a single sunken sidewalk panel to multi-pier underpinning under an occupied building. If a project is outside what we should take on, whether by scope or by license limit, we'll tell you that on the first call instead of stretching.
Have a Property That's Moving?
Request a site assessment. We'll tell you what's actually happening, what it should cost to fix, and how we'd do it without shutting you down.
